SRA Mumbai: The Slum Rehabilitation Authority (SRA) is set to play a key role in accelerating slum rehabilitation and redevelopment projects across Mumbai and the Mumbai Metropolitan Region (MMR). Deputy Chief Minister Eknath Shinde has directed the authority to prepare a Detailed Project Report (DPR) for the rehabilitation of families living along railway tracks in the Kurla-Trombay area and take the lead in resolving delays in stalled redevelopment projects. SRA CEO Dr Mahendra Kalyankar and other senior officials participated in the review meetings.

SRA Mumbai: Rehabilitation of Railway-Track Slum Dwellers in Focus

During a meeting at Sahyadri Guest House, Shinde reviewed civic and redevelopment issues in the Chembur, Kurla and Chandivali assembly constituencies. One of the major issues discussed was the rehabilitation of slum residents living along railway tracks from Chikhalwadi and the RCF-Priyadarshini area to Mahul in the Kurla-Trombay belt.

Following concerns over railway notices issued to these residents, Shinde directed the SRA to prepare a comprehensive DPR in coordination with the Brihanmumbai Municipal Corporation (BMC) and other concerned agencies. He also contacted Union Railway Minister Ashwini Vaishnaw and requested his intervention in the matter. The Deputy Chief Minister said that many families had been living in these settlements for several years and that any action should be handled carefully to avoid a law-and-order situation. The rehabilitation process, he stressed, should be planned through coordination between the SRA, BMC and railway authorities.

SRA Mumbai Asked to Take Responsibility for Stalled Projects

In a separate meeting of the Shivsahi Punarvasan Prakalp, Shinde directed the organisation to take responsibility for selected stalled SRA projects and ensure that they are completed on priority. The 45th meeting of the Shivsahi Punarvasan Prakalp Board of Directors was held under his chairmanship.

The direction is significant for the SRA, as completing delayed rehabilitation projects remains an important challenge for thousands of slum-dwelling families awaiting permanent homes. With Dr Mahendra Kalyankar heading the authority, coordination between the SRA and Shivsahi Punarvasan Prakalp will be important for moving these projects forward.

SRA Mumbai: Pending Transit Rent Recovery Gets Priority

The meeting also reviewed pending transit rent dues related to 667 temporary rehabilitation tenements allotted to private developers. As of the end of September 2026, a substantial amount remained outstanding. Shinde directed officials to intensify recovery efforts and ensure that the pending rent is collected within a fixed timeline. He asked the authorities to follow up effectively on the dues, including amounts determined after considering applicable concessions.

Cluster Redevelopment and Affordable Housing Plans

The review also covered cluster redevelopment proposals in Kalyan-Dombivli and Ulhasnagar. Six clusters have been proposed for redevelopment in the Kalyan-Dombivli Municipal Corporation area, while the process for more than 29 clusters is being taken forward in Ulhasnagar. Shinde directed officials to speed up surveys, planning and the appointment of consultants.

The Deputy Chief Minister also reviewed a proposal to construct 9,920 affordable homes under the Pradhan Mantri Awas Yojana. These include 4,590 homes at Joveli in Badlapur and 5,330 homes at Manivali in Kalyan taluka. He stressed the need for quality construction and the involvement of internationally reputed architects and developers.

Civic Issues in Mumbai Suburbs Also Reviewed

Several other issues were discussed during the meeting, including the redevelopment of the BMC employees’ residential colonies at Khardeo Nagar and other locations in Chembur. The possibility of introducing a new policy on premiums charged for redevelopment of municipal employees’ housing societies was also discussed. The meeting further reviewed pension and retirement benefit issues faced by former BMC employees who have not vacated municipal accommodation after retirement. Shinde directed officials to examine such cases sympathetically and submit proposals on priority.

Sewerage problems in MHADA colonies such as Nehru Nagar, Tilak Nagar, Sahakar Nagar and New Tilak Nagar in Kurla were also discussed. Issues concerning railway-affected residents in Sable Nagar, Kranti Nagar, Santoshi Mata Nagar and Burma Shell Line were raised. In Chandivali, the meeting considered the proposed Sakinaka police station building, rehabilitation of residents in landslide-prone settlements and other civic concerns. With these directions, the SRA has been assigned an important role in addressing long-pending rehabilitation issues, coordinating with civic and railway authorities, and helping accelerate stalled redevelopment projects across Mumbai and the MMR region.
