MHADA BDD Chawl Redevelopment: Mumbai’s ambitious BDD Chawl Redevelopment Project is set to reach another major milestone, with the Maharashtra Housing and Area Development Authority (MHADA) preparing to hand over 557 rehabilitation flats at N.M. Joshi Marg–Lower Parel. Chief Minister Devendra Fadnavis will ceremonially distribute the keys to eligible residents on November 6, 2026, at Yashwantrao Chavan Centre, Nariman Point, Mumbai.

MHADA BDD Chawl Redevelopment

The programme will be held at 12 noon in the presence of Deputy Chief Minister and Housing Minister Eknath Shinde and Deputy Chief Minister Sunetra Pawar, along with other senior ministers and dignitaries. The 557 homes are part of the three rehabilitation wings completed under the first phase of the Lower Parel BDD Chawl redevelopment project, being implemented by MHADA’s Mumbai Housing and Area Development Board.

MHADA BDD Chawl Redevelopment: Residents to Get 500 Sq. Ft. 2BHK Flats

The N.M. Joshi Marg–Lower Parel BDD Chawl project covers approximately 13.49 acres and originally housed 2,560 residential and non-residential occupants across 32 chawls. Many families have lived for two to three generations in rooms measuring just 160 sq. ft. Under the redevelopment scheme, eligible residents will receive ownership-based rehabilitation homes measuring 500 sq. ft. of carpet area, free of cost. These fully equipped 2BHK flats are designed to provide families with significantly improved living conditions and modern amenities.

The new homes feature vitrified flooring, aluminium-framed windows, granite kitchen platforms, branded plumbing fittings and fire safety systems. The earthquake-resistant buildings are also equipped with two passenger lifts, one fire lift and CCTV surveillance on every floor to strengthen residents’ safety.

Seven Wings Under First Phase of Lower Parel BDD Chawl Project

The redevelopment is being carried out in two phases and will eventually include 14 rehabilitation building wings, each comprising 22 floors. The first phase covers seven wings and one hospital building. With the distribution of 557 flats across three completed wings, construction of the remaining four wings, comprising another 684 rehabilitation homes, is in its final stage, according to MHADA’s press release. The project also includes three levels of basement parking, a stilt area, a podium and spacious staircases. Around 65% of the total project plot has been utilised for rehabilitation purposes, reflecting the scale of the housing component in the redevelopment.

1,200 BDD Chawl Occupants Declared Eligible in Second Phase

Progress has also been made in the second phase of the N.M. Joshi Marg–Lower Parel redevelopment project. MHADA has finalised the eligibility of 1,200 occupants from 15 additional chawls. Residents have been given the option to choose between monthly rent compensation and transit accommodation during the redevelopment process. Since August 2026, eligible residential and non-residential occupants have been receiving advance rent of ₹30,000 per month for 11 months.

Hospital, Welfare Centre and Green Infrastructure Planned

The Lower Parel redevelopment project is envisioned as a self-sufficient residential township with facilities beyond housing. The planned amenities include a dedicated welfare centre, a hospital, a sewage treatment facility, a solar energy system and rainwater harvesting infrastructure. MHADA will also maintain the common facilities in the rehabilitated buildings for 12 years, providing long-term support for the upkeep of the redeveloped housing complex.

MHADA BDD Chawl Redevelopment Across Worli, Lower Parel and Naigaon

MHADA is the nodal agency implementing the large-scale BDD Chawl Redevelopment Project, which covers approximately 86 acres across Worli, N.M. Joshi Marg–Lower Parel and Naigaon in Mumbai. The project includes 195 chawls and aims to rehabilitate 15,593 residents. At Worli, the redevelopment covers 9,689 residential and non-residential tenements, with 34 rehabilitation buildings planned. The N.M. Joshi Marg–Lower Parel project covers 2,560 tenements and includes 14 rehabilitation buildings, while the Naigaon project involves 3,344 tenements and 20 rehabilitation buildings.

The project has already recorded progress at other locations. At Worli, 556 rehabilitation homes were distributed on August 14, 2025. A further 827 homes were inaugurated on May 22, 2026, followed by the inauguration of 570 homes across Wings B and C from September 10, 2026, taking the total to 1,975 homes. At Naigaon, 864 rehabilitation homes were distributed on March 16, 2026, followed by another 537 homes on June 5, taking the total to 1,401. The distribution of 557 homes at Lower Parel on November 6 will mark another important step in Mumbai’s BDD Chawl transformation, bringing eligible families closer to safer, larger and better-equipped permanent homes.
